TOBACCO LOFTS AT FINDORFF YARDS

MULTI-FAMILY RESIDENTIAL/ADAPTIVE USE

This adaptive-use project was the first component of a master plan for a multi-acre site including new and adaptive-use residential and commercial development. Two historic American Lorillard tobacco warehouses located in downtown Madison, WI were converted into 61 market-rate apartments and 50 car parking garage. Multi-source financing for the project included state-level historic and low-income housing tax credits, and local Tax Increment Financing.

Unique project attributes include new energy efficient geothermal heating and cooling systems, natural light enhanced garden level apartments, new loft levels inserted into double-height volumes of the building, and a generous courtyard defined by the two existing buildings.
